The client

Antonine Hub sits in Callendar Business Park, Falkirk, next to the 170-acre Callendar Park. It is run as a managed partnership with IWG (Regus), the world’s largest flexible workspace operator.

The challenge

A three-level, 37,464 sq ft office building had stood empty for three years. The owners wanted to turn it into a business centre that could compete with the best in the Forth Valley, with the amenities to match.

What we did

Design and specification. Wrote the specification for converting the building: office layouts, coworking lounge, meeting rooms, event space, café and gym.
Project management. Managed the fit-out and compliance upgrades, liaising with the architect, planners, trades and furniture suppliers.
Operations set-up. Selected the CRM and OfficeRnD to run the centre, built the website, and created an automated virtual office workflow from enquiry and payment through AML checks to membership and key allocation. Wrote the centre’s systems and procedures.
Amenities. Set up the gym, including equipment, operations software and payment systems. Recruited the café manager and created the café.
Team and partnership. As Director of Operations, line managed the centre, marketing and café teams, and was the main contact with IWG on the managed service contract.

The result

An empty building became one of the best business centres in the Forth Valley: private offices, a coworking lounge, meeting rooms, event space, a café and a gym, with free parking, showers, bike storage and EV charging. The café later expanded into Glasgow.
